If any section of these terms is found to be invalid under applicable law, the remaining provisions shall remain in full force and effect. Any invalid terms will be replaced by valid ones that most closely reflect the original intent.

Liability Disclaimer

We are not liable for damages caused by website outages, third-party cookies, or external links. Internet outages, power disruptions, or issues beyond our control do not warrant compensation. Guests use parking facilities and internet connections at their own risk.

Acknowledgment and Acceptance

By completing the booking process, you confirm that you have read, understood, and accepted these General Terms and Conditions. These terms are available during the booking process and on this website prior to booking. By booking, you agree to comply fully with these terms, and you ensure that all accompanying guests adhere to them as well.

Failure to comply with these terms may result in immediate termination of the rental agreement, forfeiture of payments, and additional charges as outlined herein.

Scope of Contract

The agreement exclusively covers the rental of the specified apartment(s) for leisure or professional relocation purposes for a continuous duration of no more than 80 nights. Use of the apartments as a primary residence, business premises, or for unlawful activities is strictly prohibited.

Apartments are fully furnished and equipped, and while minor deviations in furnishing descriptions are possible, they do not constitute grounds for contract termination or refunds.

Security Deposit and Cleaning Fees

A security deposit of the total rental cost is required for short term stays. Long term stays are individually agreed upon booking, or otherwise also full payed in advance. This deposit may be used to cover damages, excessive cleaning, or violations of the terms, including:

• Smoking: A € 2000 fine applies for unpermitted smoking due to special cleaning and revenue loss.
• Unapproved Guests or Parties: A € 2000 fine applies for unregistered and illegal guests or gatherings without prior approval, including costs for cleaning and any efforts involved, such as, but not limited to government and police inquries and fines associated.

Cancellations and Payment Terms

Payments are non-refundable within 5 days of the arrival date. Earlier cancellations may be eligible for a refund, subject to administrative fees. Private travel insurance is recommended for unforeseen cancellations.

All bookings must be prepaid in full at the time of reservation. Payment methods include bank transfer or credit card.

Severability Clause

If any provision of these General Terms and Conditions is found to be invalid or unenforceable under applicable law, the remaining provisions shall remain in full force and effect. The invalid provision will be replaced with one that most closely reflects the original intent.

Liability for Content

The website and its contents have been created with care. However, we cannot guarantee accuracy, completeness, or timeliness. As a service provider, we are responsible for our own content under § 7 (1) of the Austrian E-Commerce Act (ECG). However, §§ 8 to 10 of the ECG exempt us from monitoring third-party information or investigating circumstances that indicate illegal activity.

Liability for Links

Our website may contain links to external websites, over which we have no control. We assume no liability for external content. Linked sites were checked for potential violations at the time of linking, but continuous monitoring is not feasible. We will promptly remove links upon notification of legal violations.
